Any snag identified at that walk-round is fixed before the job is signed off, not left for a return visit.
A gate that swings and closes itself on a slope
A gate hung on ground that falls away from the latch post can swing open or shut under its own weight rather than staying where it's left, which is a nuisance rather than a fault in the hardware itself.
Fitting a hydraulic closer, a gravity latch set to hold at the correct point, or re-hanging with a slight counter-lean can correct the tendency without rebuilding the gate.
BS 1722 and palisade fencing specification
BS 1722 covers dimensions, materials and fixing details for various fence types including steel palisade, and specifying to a named part of the standard gives a common reference point between client, contractor and any approving body rather than relying on informal descriptions of height and gauge.
Referencing the standard doesn't remove the need for site-specific judgement on threat level, but it does establish a baseline for pale gauge, post spacing and fixing that a site-specific spec can then be built up from.
Establishing who owns the boundary
Title deeds don't always mark ownership clearly, and a security upgrade is exactly the kind of work that surfaces a dispute if the existing line is assumed rather than checked. Where a boundary is shared, we recommend confirming ownership and getting neighbour agreement in writing before work starts, particularly on a line that's being made taller or more solid than what's there now.
On terraced rows this matters more than on a detached plot, because a shared rear boundary can affect several neighbours at once.
Handling a boundary on a level change
Where a security line has to follow a slope or a step in level between neighbouring plots, panels are stepped bay-by-bay rather than raked, keeping the cap rail level and avoiding a gap opening up under a raked panel where the ground falls away.
A retaining detail is sometimes needed below the fence line itself where the level change is severe enough that the fence alone can't take the load.
Kiln-dried versus green timber movement
Green, or unseasoned, timber still holds a significant amount of moisture from milling and will keep shrinking as it dries out in situ, which can open gaps, twist boards or loosen fixings within the first year.
Kiln-dried timber has already been brought down to a stable moisture content under controlled heat, so it moves far less once installed, though it costs more to produce and can be less forgiving if left stacked in wet conditions on site.
Feather-edge and featheredge-style fencing is particularly sensitive to this, since green boards fitted tight can shrink into visible gaps by the following summer even though they looked fully overlapped on the day of installation.
Repairing a post damaged by a worn drop bolt receiver
A drop bolt on a double gate is driven into a socket set in the ground or in an adjoining post, and repeated slamming or a poorly aligned bolt can gradually damage the timber or crack the concrete around that socket.
Repair usually involves a new or repositioned socket set into sound material rather than simply refitting the same worn receiver, since a loose socket lets the bolt rattle and wear further even after the immediate damage is patched.
Tenancy and landlord repair responsibilities
Responsibility for a garden boundary at a rented property depends on the tenancy agreement, but where it's silent, the general position is that a landlord is responsible for structural boundary features while day-to-day garden maintenance often falls to the tenant.
A tenant generally can't authorise permanent alterations like a new fence line or wall without the landlord's consent, even where they're happy to pay for it, since it affects the property the landlord owns.

Post bases in this position benefit from a raised free-draining collar rather than concrete flush with the surrounding grade, keeping standing water away from the timber-to-concrete joint.
It's also worth checking whether the fence itself is inadvertently damming water that would otherwise continue draining downhill off the plot entirely.
Snagging checklist items on a completed security run
A snagging check on a finished security boundary covers gate alignment and latch engagement, gap sizes at ground level and junctions, fixing torque on any tamper-proof bolts, and that capping or gravel boards sit flush along the whole run.
Any item that's marginal on day one — a slightly sticking latch, a small ground gap — is worth fixing immediately rather than left as a wear item, since these are exactly the points a determined attempt will test first.
Repairing a post snapped clean at the ground line
A post that's sheared off flush at the ground line has usually lost most of its strength to rot just below the surface before the final break, which is often triggered by wind load or someone leaning a ladder against the panel.
The stub left in the ground is dug out or broken free of the old concrete rather than built around, since leaving it in place gives the new post nothing solid to bear against and the repair fails again within a season.
Post anchor sockets versus set-in posts

Choosing a weathered or torus capping profile over a plain flat board is a small upfront cost that measurably extends the component's realistic service life.

London Clay is one of the most shrinkable soils in the country, expanding when saturated over winter and pulling away from anything set in it during a dry summer, sometimes opening a visible gap around a post base.
That cycle is what loosens posts that were adequately firm when first concreted in, rather than any fault in the original installation.
Depth and a granular key at the base do more to resist this movement long-term than simply increasing the volume of concrete around a shallow post.
Concrete spurs as a lifetime-extension repair
Where a timber post has rotted at ground level but the panels and the rest of the run remain sound, bolting a concrete spur alongside the rotten section rather than replacing the whole post is a common and effective partial repair.
The spur takes over the structural role at ground level while the timber above the rot line, which is usually still sound, continues to carry the panel fixings.
This repair only works while enough sound timber remains above the rotten section to bolt through; once rot has progressed too far up the post, spurring no longer gives a reliable fix and full post replacement is the honest answer.
Mesh apertures and wire gauge
A mesh fence's aperture, the size of each gap between wires, and its wire gauge, the wire's diameter, together determine how much it restricts sightlines, resists intrusion and how heavy the finished panel is.
A smaller aperture with a heavier gauge wire gives better security and a more solid appearance, but adds weight and wind load that the supporting posts and foundations need to be sized for.
Wire gauge is often expressed in millimetres in current UK specifications rather than the older imperial standard wire gauge numbers, and mixing the two systems when comparing products can lead to ordering the wrong strength mesh.
Wire supports for climbing plants on a fence
Climbers like clematis or trained fruit need their own tensioned wire or trellis support rather than relying on the fence panel itself, since the twisting and clinging growth habit can distort thin battens over time.
Vine eyes and straining wire fixed into posts, not into panel infill, spreads the load onto the structural timber rather than the part of the fence most likely to need replacing first.
Planning wire runs at the time a fence is built, rather than drilling into finished posts later, avoids weakening a post at exactly the point that already carries the most load.
Supporting neighbouring posts while replacing a single panel
Removing one panel from an established run can momentarily remove lateral support the panel itself was providing to its neighbouring posts, particularly on an older run where posts have relied on the panels bracing each other.

Skipping this extra depth on the hanging post specifically is a common reason a gate post leans within a few years while the rest of the run stays sound.
Working around overhead power or telecoms lines during repair
A post repair beneath an overhead service line limits how tall equipment or extended tools can be used safely, and any post reset in that position needs the same overhead clearance considered as it would during a new installation.
Where a line runs close to the repair, checking clearance and, if needed, contacting the network operator before starting is worth doing even for what looks like a routine single-post job.
