Schools and nurseries
Boundary fencing around a school or nursery has a safeguarding function as well as a security one — height, anti-climb detailing and gate self-closing mechanisms are usually specified to stop children leaving unsupervised as much as to keep intruders out.
Work on an occupied site needs to be sequenced around the school day, with noisy or access-blocking tasks scheduled for after hours, weekends or holiday periods rather than during term-time drop-off and pick-up.
Any gaps at ground level under a boundary fence matter more here than on a typical domestic job, since a small child can get through a gap an adult wouldn't notice.
How post hole diameter relates to load capacity
A wider post hole gives the concrete footing more surface area to resist overturning, which matters most on a taller or more exposed security run where wind and impact loading are higher than on a standard garden fence.
Increasing hole depth without also increasing diameter has a smaller effect on lateral resistance than is often assumed, since it's the concrete's bearing area against the surrounding soil that resists the post trying to rotate, not depth alone.
The 2m permitted development height limit
Under permitted development rights, a new or replacement fence, wall or gate can generally reach up to 2 metres in height without planning permission, away from a road used by vehicles.
That height is measured from the natural ground level on the lower side where there's a change in level, which can make a fence look and function as taller than 2m when viewed from the raised side.
These are general rights and can be restricted or removed on individual properties, so checking with the local planning authority before installing anything close to the limit is sensible.
Concreted posts against bolted baseplates for a semi-permanent compound
A concreted post gives a stronger, more permanent fixing appropriate to a fence expected to stay in place indefinitely, but it's disruptive and costly to remove if the boundary line needs to move later, such as when a leased yard's layout changes.
A bolted baseplate fixed to an existing hardstanding trades some ultimate strength for the ability to relocate or remove the fence relatively cleanly, which suits a semi-permanent compound on a leased site better than a fully concreted installation.
Kiln-dried versus green timber movement
Green, or unseasoned, timber still holds a significant amount of moisture from milling and will keep shrinking as it dries out in situ, which can open gaps, twist boards or loosen fixings within the first year.
Kiln-dried timber has already been brought down to a stable moisture content under controlled heat, so it moves far less once installed, though it costs more to produce and can be less forgiving if left stacked in wet conditions on site.
Feather-edge and featheredge-style fencing is particularly sensitive to this, since green boards fitted tight can shrink into visible gaps by the following summer even though they looked fully overlapped on the day of installation.
Acoustic and noise-reducing boundaries
A garden backing onto a busy road, railway line or commercial yard can benefit from a boundary built with sound reduction in mind, though a garden fence will never fully block road noise the way a proper acoustic barrier does.
Solid, gap-free construction matters more than material choice — close-boarded overlap timber with no sightlines through it performs noticeably better than a picket or slatted style, and any gaps at the base undo much of the benefit.
Denser materials and added mass, such as a composite core or an additional inner skin, do help further, but the single biggest factor is simply eliminating gaps and sightlines through the run.
Urban heat and timber movement
Fencing against south-facing brick walls, paved courtyards or close to parked vehicles in dense urban plots experiences more extreme daily temperature swings than the same timber in an open garden, due to heat absorbed and re-radiated by hard surfaces.
That repeated expansion and contraction can open joints in panels and loosen fixings faster than in a more moderate microclimate, particularly on darker-stained timber that absorbs more heat.
Stainless or coated fixings and slightly looser panel-to-post tolerances both help absorb this movement without splitting timber over successive summers.
Checking a post for twist before concreting
A post can be perfectly plumb on both faces yet still be twisted along its length, which only becomes apparent once a rail or panel is offered up and doesn't sit flush against the face it's meant to fix to.
Sighting down the length of a post before it's set, rather than only checking it once braced upright, catches a twist that's much harder to correct once concrete has gone off around the base.
Timber posts sawn from a slightly twisted length of stock are the usual cause, so it's worth setting aside a visibly twisted post for a less critical position, such as a short infill panel, rather than a gate post or corner.
When deeds don't say who owns a boundary
It's common for older title deeds to be entirely silent on which side owns a given boundary, especially on properties built before detailed conveyancing plans became standard practice.
In that situation there's no single automatic rule that applies in every case, and long-standing practical evidence — who has always maintained the fence, existing physical features — can carry real weight.
Where ownership genuinely isn't clear, we'd always suggest raising it with the neighbour and, if needed, a conveyancing solicitor, rather than assuming a default answer.
