Heavy clay that holds standing water around the base of a post keeps the timber saturated for long periods, which is the single biggest driver of rot at ground level regardless of how well the timber was treated.
The visible sign is usually a post that snaps cleanly at or just below ground level while the section above ground still looks sound, because that is exactly where moisture content stays highest for longest.
A free-draining stone key at the base of the hole, rather than a solid concrete collar with no escape for water, reduces how long the timber sits wet after rain.
Gas and water service positions near boundaries
Gas and water services typically run from the property boundary to the meter position in the shortest practical line, which on many plots means they cross close to or directly under a side boundary fence.
Utility companies can usually supply a service plan on request, though older properties sometimes have connections that predate accurate record-keeping and were never mapped precisely.
Where a plan shows a service crossing the fence line, hand-digging that section and setting the post either side of the marked route avoids the need to relocate a damaged supply.
Checking existing boundary alignment before a like-for-like rebuild
Rebuilding a fence on the line of an existing one assumes that existing line was accurate, which isn't always the case — old fences can have drifted from the true boundary over successive repairs and replacements.
A quick check against any available reference, such as a boundary marker, an adjoining wall, or a neighbour's fence that's known to be accurate, is worth doing before assuming the old line should simply be copied.
Where a discrepancy is found, it's a conversation for the client and neighbour to have before rebuilding, since quietly correcting or quietly perpetuating a boundary error both carry consequences beyond the fencing job itself.
Where the adopted highway boundary actually sits
The legal edge of an adopted public highway doesn't always match the visible edge of the tarmac or verge, and can extend further onto what looks like private land in some cases.
Erecting a fence, wall or gate on adopted highway land without authorisation is a separate issue from planning permission, and the highway authority can require its removal.
Where there's any doubt about the exact highway boundary, the local highway authority can usually confirm the extent of the adopted highway against its own records.
Choosing gate ironmongery
A gate is only as good as its hinges and latch — undersized hinges are the single most common reason a timber gate sags and starts dragging on the ground within a year or two.
Heavier gates, especially solid hardwood or wide driveway gates, need hinges rated for the actual weight rather than whatever came in the hardware pack, plus a diagonal bracing batten on the frame to stop it racking out of square.
Galvanised or stainless fixings are worth the small extra cost over standard zinc-plated ones anywhere exposed to weather, since a rusted hinge pin is a common and avoidable reason for an otherwise sound gate to fail.
Why replacement panels sometimes need different post spacing to the originals
Panel sizing has changed slightly over past decades, and a fence originally built to an older standard width may not have a modern replacement panel that fits the existing post spacing exactly.
This becomes relevant on a partial repair where only some panels are being replaced and the remaining posts are staying in place, since a small mismatch can mean trimming a new panel down or accepting a slightly wider or narrower final bay.
It's worth measuring the actual existing post-to-post distance rather than assuming a 'standard' width will match, particularly on an older fence being partially rather than fully replaced.
Tangential shrinkage and cupping
Wood shrinks more in the direction that runs tangentially to the growth rings than along the grain's length, and boards cut close to the outer edge of a log (flat-sawn) show this most, curling into a dish shape known as cupping as they dry.
A board with growth rings running roughly parallel to its face is far more prone to cupping than one cut through the centre of the log, where rings run closer to perpendicular to the face.
Fixing boards with two nails or screws per bearer rather than one resists cupping better, since a single central fixing lets the edges lift and curl relatively freely.
Line wire spacing on a chain-link run
Chain-link relies on horizontal line wires threaded through the mesh at intervals to stop it sagging or being pushed out of shape between posts; wider spacing saves wire but lets the mesh bow more under a leaning load.
A security-rated chain-link run typically tightens this spacing compared with a low-cost agricultural install, along with a straining wire top and bottom rather than just one line.
Cill board water-shedding function
A cill or capping rail fitted along the top of a panel fence sheds rainwater clear of the panel's top edge, in the same way a window cill sheds water clear of a wall, reducing the time the top edge of boards stays saturated.
Without a cill, the end grain along the top of vertical boards absorbs water directly and repeatedly, which is a common cause of premature rot starting specifically at the top of a panel rather than the base.
A cill with a slight forward overhang and a drip groove on its underside sheds water further clear of the face below it than a flush-fitted cill, reducing streak staining on the boards beneath.
Dealing with a manhole cover sitting on the boundary line
A manhole or inspection chamber cover on or near the fence line has to stay accessible, since utility companies and drainage authorities retain a right to lift covers for maintenance regardless of what's built nearby.
The practical fix is usually to offset the nearest post to one side and let a shortened panel or gravel board span across above the cover, rather than boxing it in or fencing directly over it.
Where the chamber serves a shared drain, it's worth confirming with a neighbour or the water company which covers must stay clear before finalising post positions, since covering one by mistake can mean taking the fence apart again later.
Restrictive covenants on newer estates
Many post-war and modern estates carry restrictive covenants in the original transfer deeds that go beyond planning law, commonly limiting fence height, requiring a specific style, or banning solid boundary treatments on front gardens entirely to preserve open-plan sightlines.
These covenants are a private legal matter between landowner and the estate's management company or original developer, so full planning permission being unnecessary doesn't mean the fence is automatically allowed.
Breach of covenant is usually enforced by a neighbour, resident's association or management company rather than the council, and can result in a requirement to remove the work at the owner's cost, so checking the title register for covenants before ordering is worthwhile on any estate build.
