Mature trees on or near a boundary change post positions more than most clients expect — a protected tree's root protection area can rule out a straight post line altogether, and we offset posts around roots rather than cutting through them.
Where a tree is covered by a preservation order, work near it is checked against that restriction before any post hole is dug.
Getting materials to a repair with no rear vehicle access
Where a repair is at the far end of a long rear garden with no gate wide enough for a vehicle, concrete, timber and tools all have to be carried in by hand, which changes how a job is planned even if the repair itself is small.
Bagged quick-set concrete carried in and mixed on site is often more practical in this situation than trying to barrow ready-mix any distance, simply because of the volume that needs to be moved by hand.
Cracked concrete post repair limits
A hairline surface crack in a concrete post that hasn't reached the reinforcement can sometimes be left or sealed, but any crack that's opened enough to expose or move the internal reinforcing rod means the post has lost structural integrity.
We treat a reinforcement-deep crack as a replacement rather than a repair, since a patched crack in that condition tends to reopen under the next significant load.
Conservation area material rules
Inside a conservation area, the council can restrict fence height, colour and material even within otherwise-permitted development limits, usually through an Article 4 direction that removes some of the usual PD rights.
The common ask is close-boarded or picket timber in a natural or traditionally painted finish rather than modern composite or bright stains, particularly on frontages visible from the street.
For a listed building itself, or land within its curtilage, listed building consent can apply even to a garden fence, so it's worth a call to the conservation officer before committing to a spec.
Composite fencing construction and expansion gaps
Composite fencing boards are a wood-fibre and polymer blend, usually clipped or screwed onto an aluminium or timber sub-frame rather than nailed directly, which avoids splitting the board and allows for its different movement characteristics.
Composite expands and contracts with temperature more than timber does, so boards are fitted with a small expansion gap at each end and between courses rather than butted tight, and a run installed without those gaps can bow or buckle in hot weather.
The sub-frame itself is usually still timber or aluminium posts rather than composite throughout, since composite isn't generally used as a structural post material.
Reading a T-mark on a title plan
A 'T' mark on the inside of a boundary line on a Land Registry title plan is a conventional (though not conclusive) indication of who owns and is responsible for that particular boundary feature.
Where two T marks meet to form an 'H', that usually points to a shared responsibility, such as a party fence wall between two gardens.
The mark is only ever a starting point for a conversation, not a legal guarantee, so we'd always suggest checking the actual title register wording or asking a solicitor if ownership genuinely matters for a job.
Bolt-down versus concreted base plates
A bolt-down base plate suits hardstanding such as a concrete yard or car park, using resin or expansion anchors rather than digging a footing, which keeps the surface intact and the fence removable if the layout changes.
A concreted post gives a stiffer, more permanent fixing on soil or made-up ground, but it isn't an option where the surface can't be broken — the choice is driven by the ground, not by preference.
Checking battery backup on an automated security gate
An automated gate reliant on mains power for its motor and control panel usually has a battery backup to allow a limited number of open-close cycles during a power cut, and this backup is worth testing periodically rather than trusting it will work when actually needed.
A gate left stuck open or shut during a power outage because an untested backup battery had already failed defeats the purpose of automation entirely, so a manual release mechanism is also checked as part of the same inspection.
Getting pre-application planning advice for boundary work
Most local planning authorities offer a paid pre-application advice service, which can give a reasonably reliable steer on whether a specific boundary proposal needs formal permission before committing to it.
This is particularly useful for larger, taller, or unusually positioned boundary structures where the answer isn't obviously covered by the standard permitted development rules.
While it isn't free, the cost is generally modest compared with building something that later needs to be altered or removed following enforcement action.
Corner and end-post bracing on a compound
Corner and terminal posts on a compound run carry the full tension of the mesh or panel pulling from one direction only, so they're braced with a raking strut or set in a larger concrete base than the intermediate line posts.
Skipping this bracing is a common cause of a corner leaning inward over time, well before the straight runs either side show any movement.
How ground type affects a repair
Clay ground that's shifted with the seasons is a common underlying cause of a post working loose even where storm damage gets the blame, so a repair on clay sometimes needs a deeper reset than the original installation used.
Where ground has settled unevenly across a run, we check whether that settlement is still ongoing before repairing, since fixing into ground that's still moving risks the same failure recurring.
What a repair sign-off covers
Once a repair is complete we check the repaired section moves and sits correctly against the rest of the run, not just that the immediate damage is fixed, since a post reset slightly out of line can put uneven strain on the panels either side.
We also leave the client with a clear note of what was replaced and what, if anything, is worth watching over the next year or two.
Checking the repair before signing off
Once a repair is finished we open and close the gate repeatedly to check it swings cleanly and latches first time, since a gate that only closes properly on the first attempt in calm conditions can still catch once it's windy or the ground has moved slightly.

A right to light is a legal easement that can be acquired after twenty years of uninterrupted light through a defined window, and it protects a level of illumination to that window rather than an open view or unobstructed garden outlook.
An ordinary garden fence or low wall almost never generates a right to light issue, but a tall close-boarded fence, high wall or dense screening structure built close to a window that has enjoyed light for decades in principle could, particularly in dense urban plots.
In practice this rarely affects standard fencing height, but it's a different legal question from planning permission and worth being aware of on unusually tall or solid boundary structures near windows.
Timber grading marks
Structural and treated timber is typically stamped with a grading mark showing the strength class, treatment use class, and sometimes the treatment company's code, which is the practical way to verify what was actually supplied rather than taking a description on trust.
For fencing, the marks that matter most day to day are the use class (confirming it's rated for the ground or above-ground exposure intended) and a visible batch or treatment date, useful if a defect needs tracing back to a supplier.
Unmarked or unstamped 'treated' timber from an unclear source is harder to verify and is one of the more common shortcuts on cut-price quotes.
Spur repair material choice
A concrete or timber spur bolted alongside a rotted post base lets the sound upper section of the post be retained while replacing only the failed section near ground level, avoiding a full post replacement.
A concrete spur resists the ground moisture that caused the original rot far better than a timber spur repeating the same material in the same failure-prone zone, though it's heavier and less forgiving to align precisely.
The repair is only as good as the connection between spur and post, and coach bolts through both members, rather than screws alone, are needed to transfer wind load reliably across the joint.
Boundary fencing on land in a flood risk zone
Properties within a designated flood risk zone can be subject to additional requirements around solid boundary structures that might obstruct floodwater flow across the site.
A solid close-boarded fence can behave differently to a more open picket or post-and-rail design when it comes to how water moves through a garden during a flood event.
Where flood risk mapping shows a property is affected, checking with the local authority or Environment Agency for any relevant guidance is sensible before choosing a boundary style.
Repairing a damaged section of welded mesh panel
A localised dent or cut in a weld mesh panel can sometimes be patched by welding in a replacement section rather than replacing the whole panel, provided the damage doesn't extend to the panel's frame or fixing points.
Where damage is at a corner or fixing point rather than mid-panel, a full panel swap is usually more reliable than a patch repair, since a repaired fixing point is a more likely future failure than a repaired mesh field.
Decking joist spans by board thickness
Joist spacing for a deck is set by the thickness and species of the board being laid over it, not by a single universal figure — a standard 28mm softwood board typically wants joists no more than about 400-450mm apart, while thinner composite boards often need closer spacing again.
Manufacturers publish specific span tables for their composite products because the flex characteristics differ from timber, and installing outside those tables is one of the most common causes of a bouncy or springy deck.
Diagonal laying patterns also reduce the safe span compared with a straight run, since the board is effectively supported at a shorter distance along its length.
Fixing into a rendered wall without cracking the render
Render sits as a relatively thin, brittle coat over the masonry beneath it, so drilling straight through without care can crack or blow a patch of render around the hole rather than leaving a clean fixing point.
Marking and drilling a pilot hole slowly through the render layer first, before switching to full hammer action once through into the masonry, reduces the chance of the render cracking outward from the drill's initial impact.
Where render is already loose or hollow-sounding when tapped near the intended fixing point, it's worth choosing a different spot or repairing that patch of render first rather than fixing into a surface that's already failing.
Hedgerow removal and nesting-bird season
Removing or cutting back a hedge to install a new boundary fence is generally best avoided between March and August, the main bird nesting season, since disturbing an active nest is an offence under the Wildlife and Countryside Act regardless of intent.
Some countryside and agricultural hedgerows are also protected under the Hedgerow Regulations, which can require notifying the local authority before removal even outside a garden setting.
A pre-work check of the hedge for active nests, and scheduling removal for autumn or winter where the timeline allows, avoids both the legal risk and the delay of having to stop mid-job.
