A double swing or sliding gate needs one leaf fixed with a drop bolt into a socket set in the ground or a threshold plate, giving the pair a solid centre point to lock against rather than relying on the latch alone to hold both leaves.
The drop bolt socket needs to stay clear of debris and frost heave to keep engaging properly, and it's a common item that gets missed on a routine gate check.
Copper-based timber preservatives
Modern timber preservatives commonly use copper compounds as the primary biocide, since copper is effective against fungal decay and is less toxicologically hazardous than the older chromated copper arsenate formulations largely phased out for domestic use.
Copper-treated timber can accelerate corrosion in fixings made from certain metals, particularly plain steel and some aluminium alloys, in a similar way to oak's tannic acid reaction, which is why treated timber often specifies compatible fixing types.
Hot-dip galvanised and stainless steel fixings both perform acceptably with copper-treated timber, whereas untreated mild steel or some aluminium fixings can corrode noticeably faster in direct, damp contact with it.
Timber shrinkage and swelling across seasons
Timber gate frames swell slightly in wet weather and shrink back in dry conditions, and a gate built with no allowance for that movement can bind in one season and rattle loose in another.
A small design gap at the latch side accommodates this movement without needing seasonal adjustment of the hardware itself.
Fencing compared with a boundary wall
A masonry boundary wall generally costs more and takes longer to build than an equivalent length of timber fencing, but needs far less routine maintenance over its lifetime and can outlast several generations of fence replacement.
Walls also carry their own structural considerations — foundation depth, movement joints on longer runs, and retaining requirements on a sloping plot — that a fence largely avoids.
Mixing the two, a low wall topped with railings or a timber panel, is a common way to get some of a wall's permanence and kerb appeal without the full cost of a wall along an entire boundary.
Stain, oil and paint finishes compared
A stain sits mostly on the surface with some absorption, giving colour and some UV protection while still letting the timber's grain show through, and it typically needs reapplying every couple of years on an exposed fence.
An oil penetrates further into the timber and feeds it rather than just coating it, which suits open-grained hardwood decking and cladding, but it wears off through foot traffic and weathering faster than a stain on a vertical surface.
Paint gives the most complete colour coverage and hides the timber grain entirely, but it also traps moisture behind an intact film if the substrate isn't fully dry, and a failed paint film is harder to recover from than a faded stain, which just needs cleaning and recoating.
British Standards relevant to fencing
BS 1722 covers specifications for fences and gates across a range of types including chain link, wooden palisade, and estate fencing, setting out minimum post spacing, wire gauges and timber dimensions for each category.
These standards aren't legally mandatory on a private domestic job in the way building regulations are, but they're the reference point used in commercial specifications, school and public sector tenders, and by insurers assessing whether a boundary structure was reasonably built.
Where a job is speculatively described as 'to British Standard', it's worth confirming which specific part of BS 1722 is meant, since the standard covers a wide family of very different fence types.
Concrete post lifetime versus timber in like-for-like exposure
A reinforced concrete post doesn't rot and isn't vulnerable to the ground-level moisture that ends most timber posts' service life, which is why concrete posts with timber panel infill are a common way to combine a long-lived structural frame with a more traditional timber appearance.
Concrete posts are heavier and less forgiving to adjust once set, and a cracked or spalled concrete post — usually from a hard frost hitting a hairline crack, or from an impact — can't be patched as simply as replacing a length of timber.
For a boundary where the main failure history has been posts rather than panels, moving to concrete posts while keeping timber panels is often a more effective lifetime upgrade than simply replacing like-for-like.
Wheels and rollers on old sliding gates
Wheels on an older sliding gate wear unevenly over years of use, and a gate that starts to lean or drag to one side as it slides is often down to worn wheels rather than a bent frame.
Replacing worn wheel or roller assemblies is usually straightforward provided the track or guide rail underneath is still true.
Gate widths for cycle access
A side gate wide enough for a wheelbarrow isn't automatically wide enough for a cargo bike or a bike with panniers, which is worth checking against the actual bikes a household owns rather than a generic standard width.
Cycle storage tucked behind a side gate also needs a gate that can be propped open safely while wheeling a bike through, rather than one that swings shut under its own weight mid-manoeuvre.
Where cycle access is a genuine daily-use requirement, a slightly wider opening at quote stage is a cheap addition compared with widening an existing narrow gate later.
Fascia boards and picture-framing a deck
A fascia board fixed around the visible edges of a deck hides the joist ends and cut board edges, giving a tidier finished look and protecting the end grain of the joists from direct weather exposure.
Picture-framing takes this further by running a border board around the perimeter with the main boards mitred into it, which reads as a more considered finish but needs accurate setting-out since any error in the mitred corners is highly visible.
Both details add material and labour without changing the deck's structural performance, so they're a specification choice driven by appearance and edge protection rather than necessity.
Boundary ownership evidence and T-marks
A 'T' mark on a title plan, pointing inward from the boundary line towards a particular plot, is the traditional (though not universal) convention indicating that plot owns and is responsible for that boundary structure.
Where both sides of a boundary carry a T, or neither does, the deeds are silent and ownership defaults to whatever can be evidenced by other means — old photographs, the position of fence posts, or long-standing maintenance history.
T-marks aren't a legal guarantee and can be missing or wrong on older plans, so where a boundary is disputed it's worth treating the mark as a starting point for discussion rather than conclusive proof.
