Roots growing under or against a post base can lift or crack a footing over several years, and a repair in that position sometimes needs the post offset slightly rather than reset in exactly the same spot.
Where a protected tree is involved, any groundwork near it is checked against that protection before a repair goes ahead.
Correcting mismatched post spacing discovered during a repair
Occasionally an older run turns out to have inconsistent post spacing from the original build, which only becomes apparent when a panel being fitted during a repair doesn't sit at the expected width against the next post.
Rather than forcing a standard panel into a non-standard gap, options include a site-cut infill panel or slightly repositioning the post if it hasn't already been set, since forcing a fit usually strains the panel's frame and shortens its life.
Sapwood versus heartwood durability
Heartwood is the older, inner part of a tree trunk that's stopped conducting sap and often contains natural extractives that resist fungal decay, while sapwood is the outer, still-active layer with little inherent durability.
Species like oak and western red cedar owe much of their reputation for longevity to heartwood content, but any board can include a strip of pale sapwood at the edge that will rot faster than the rest of the same piece.
Because sawn fencing timber is rarely graded strictly by heartwood content, some sapwood is inevitable in most runs, which is exactly why preservative treatment matters even on naturally durable species.
Anti-lift hinge pins on a security gate
A standard hinge pin can be lifted out from outside a gate if the pin isn't captive, effectively removing the gate from its frame without touching the lock at all, which is a well-known weakness on older gates fitted with basic hinges.
An anti-lift hinge design, or a simple dowel welded to prevent the pin lifting clear, closes this gap cheaply and is worth checking for on any existing gate being assessed as part of a security upgrade.
Incising for treatment penetration
Incising is the process of pressing a pattern of small slits into a timber's surface before pressure treatment, breaking through the outer layer so preservative can reach further into the wood than it otherwise would.
It's most relevant on species like spruce and whitewood, which have a dense, resistant heartwood-adjacent layer that untreated slits would leave largely unprotected, whereas naturally permeable species such as pine sapwood rarely need it.
The trade-off is a slightly roughened surface texture with visible slit marks, which is a fair exchange for genuine depth of penetration rather than a treatment that sits mostly on the surface.
Protecting a boundary fence during nearby building work
Where building work, an extension or a loft conversion is happening on an adjoining property, existing boundary fences and their footings are sometimes shifted, undermined or damaged by machinery or excavation.
It's reasonable to raise this in advance with a neighbour undertaking major building work, ideally recording the fence's condition beforehand with photographs.
Where a party wall notice has been served for related works, that process can sometimes address boundary condition issues as part of a schedule of condition, which is worth asking about.
Fence height and boundary lighting interaction
A taller solid fence can throw a shadow line that defeats existing security lighting, creating a dark strip right where an intruder would approach the boundary.
Lighting angles are worth reviewing alongside any height change, and a fence contractor should flag an obvious shadow problem even though relocating the light itself is usually a separate trade.
Visibility splays for vehicle gates onto a road
A driveway gate opening directly onto a road needs to be positioned or set back so that a driver waiting to exit can see approaching traffic clearly, and a solid gate that opens outward across the pavement can obstruct pedestrians as well as sightlines if not set back far enough.
This is a site layout consideration that needs addressing at the design stage, since it's much harder to correct once posts are concreted in a fixed position.
Drainage at the base of the run
Standing water at a post base is one of the fastest ways to undermine an otherwise sound fixing, whether that's a low spot that collects rainfall or a boundary that sits below the level of the garden either side.
Where drainage is poor we build in a fall away from the post or add a soakaway detail rather than setting concrete into water and hoping it clears.
Douglas fir for structural fencing timber
Douglas fir is a stronger, stiffer softwood than typical whitewood or redwood, with a pronounced grain pattern and moderate natural durability in its heartwood, making it a common choice for structural posts and gate framing rather than boarding.
Its resin content is generally lower than pine, which reduces the risk of resin bleed showing through a painted or stained finish.
Because of its strength-to-weight ratio it's often specified for longer unsupported spans, such as wide gate frames, where a lighter section still needs to resist twisting under its own weight.
What a repair sign-off covers
Once a repair is complete we check the repaired section moves and sits correctly against the rest of the run, not just that the immediate damage is fixed, since a post reset slightly out of line can put uneven strain on the panels either side.
We also leave the client with a clear note of what was replaced and what, if anything, is worth watching over the next year or two.
Treatment class for decking joists versus visible boards
Decking joists sit closer to the ground and often in less ventilated conditions than the visible boards above them, so they generally warrant the same ground-contact-rated treatment class used for fence posts rather than the lighter treatment sometimes sufficient for above-ground fence panels.
It's a detail that's easy to overlook when the visible decking timber is specified carefully but the substructure is treated as an afterthought, even though joist failure is a structural safety issue in a way that panel weathering isn't.
Confirming the treatment class of joist timber specifically, not just assuming 'decking timber' covers the whole structure to the same standard, avoids a substructure that fails well before the visible boards show any sign of ageing.
Staple and clout corrosion
Wire staples and clout nails used to fix wire mesh or thin capping are among the first fixings to corrode, since their small cross-section and shallow galvanising thickness give them less protection than a heavier fixing.
A repair that replaces the mesh or board but reuses corroded staples is only a partial fix, since the corroded fixings will fail again well before the new material does.
Replacing a fence on the same line as before
Replacing a fence exactly where the old one stood is generally the lowest-risk approach from a boundary perspective, since it maintains a position both neighbours have already implicitly accepted for years.
It's still worth flagging the planned replacement to a neighbour beforehand, particularly if the new fence will be a different height, material or style to what's there now.
Where the old fence's exact line is unclear because it has leant or shifted over time, marking out the intended new line and briefly confirming it with the neighbour avoids later disagreement.
Ring latch pull mechanisms
A ring latch uses a rotating ring handle connected to an internal bar, giving a pulling action from either side of the gate rather than the push-down action of a thumb latch, and is common on cottage-style timber gates.
The ring's fixing pin and the bar's guide staples are the usual wear points, since repeated twisting loosens the pin over time even when the bar itself is undamaged.
Sheltered courtyard microclimates and reduced wear
A small enclosed courtyard garden surrounded by walls or buildings on most sides creates a sheltered microclimate with reduced wind and often reduced direct rain exposure, which can extend the practical life of a timber finish well beyond the general guideline interval.
The trade-off is often reduced airflow and higher humidity in the enclosed space, which can favour algae or mould growth even though the timber itself isn't taking direct weather.
Recommending a maintenance interval based on general exposure alone can be too cautious for a sheltered courtyard or too relaxed for a damp, poorly-ventilated one, so it's worth judging each enclosed garden on its own conditions.
Council neighbour consultation schemes for permitted development
Certain categories of permitted development, mainly larger extensions rather than fencing itself, fall under a formal neighbour consultation scheme requiring the council to notify adjoining owners even without a full planning application.
Boundary fencing itself is rarely covered by this specific scheme, but it's sometimes confused with the ordinary neighbour notification that happens during a full planning application for other works.
Where in doubt about which process applies to a specific project, the council's planning department can clarify which consultation route, if any, is relevant.
Pool and hot tub enclosure fencing logic
While UK regulations don't mandate pool fencing the way some other countries do, insurers and safety guidance still recommend a self-closing, self-latching gate and a barrier without easy footholds around any domestic pool or hot tub, particularly where young children have access to the garden.
The latch or lock should sit high enough that a small child can't reach it even standing at the gate, and the gate should swing away from the pool area rather than toward it so it can't be propped open accidentally.
A solid or closely-spaced barrier at least 1.2m high with no horizontal rails low enough to climb is the general standard worth applying even without a specific legal requirement to do so.
What a site survey covers
A proper site survey checks the boundary line against the deed plan where available, probes ground conditions at a few points along the run, and confirms access for both delivery vehicles and hand-carried materials.
It should also flag anything that changes cost before it becomes a surprise later — buried services, a shared boundary needing neighbour agreement, overhead cables limiting how tall equipment can be used, or a slope needing a stepped rather than level run.
A survey that skips any of these and goes straight to a headline price is the most common reason a quote changes significantly once work actually starts.
Salvaging reusable timber during a repair
Not every board or rail on a damaged run needs replacing — sound timber from a section being taken down for other reasons can sometimes be reused elsewhere on the same boundary.
Reused timber is checked for rot and fixing damage before refitting, since timber that looks sound from one face can be split or split-prone where an old fixing has been removed.
Corner plots and unusual exposure
A corner plot often loses the shelter of a neighbouring garden on one side, leaving a boundary that faces open street or open ground the way an interior garden fence never does.
That side of the plot is worth treating like a rural exposed boundary for post spacing and panel choice even though the rest of the garden is a normal suburban size.
It is also usually the run most visible to passers-by, so the practical answer is often a slightly heavier specification rather than a cheaper standard one to avoid repeat failures on the most conspicuous boundary.
Protecting a driveway surface during on-site concrete mixing
Mixing concrete directly on a resin-bound, block-paved or stamped concrete driveway risks permanent staining if spilt mix isn't cleared immediately, since cement staining bonds into a porous surface far more readily than it wipes off.
A mixing board or tray, and a bucket of clean water kept nearby to rinse tools and any spillage straight away, are simple precautions that cost little time compared with the alternative of professionally cleaning a stained driveway afterwards.
Where a mixer is used rather than hand-mixing, positioning it so any spill or overflow lands on a protected area rather than the finished surface is worth doing before the first batch rather than after the first mess.
