Bollards protect a pedestrian area or building frontage from vehicle incursion and are specified separately from the fence line itself, usually to a recognised impact rating for the vehicle speed and mass expected.
Fixed, removable and retractable bollards each suit different access patterns — removable bollards are common where delivery vehicles need occasional access through an otherwise protected frontage.
Prioritising gate spec over fence spec under a limited budget
Where a security budget doesn't stretch to upgrading an entire boundary at once, spending proportionally more on the gate and its ironmongery than on the fence panels themselves is usually the better trade-off, since a gate junction is statistically the more common point of forced entry than a length of intact fence.
A phased approach that fits a strong gate first and upgrades panel sections over following phases still leaves weaker fence runs as the interim weak point, so this trade-off is only sound as a first step, not a final specification.
Repairing a post damaged by a worn drop bolt receiver
A drop bolt on a double gate is driven into a socket set in the ground or in an adjoining post, and repeated slamming or a poorly aligned bolt can gradually damage the timber or crack the concrete around that socket.
Repair usually involves a new or repositioned socket set into sound material rather than simply refitting the same worn receiver, since a loose socket lets the bolt rattle and wear further even after the immediate damage is patched.
Ironmongery checks during a fence repair
A repair visit is a natural point to check any gate ironmongery on the same boundary, since hinges and latches wear on a similar timescale to the timber around them and a worn hinge left unaddressed puts extra strain on a newly repaired gate post.
We flag any ironmongery that's due for replacement rather than only fixing the panel or post that prompted the call-out.
Keeping treated timber offcuts away from food-growing areas
Offcuts of pressure-treated fencing timber shouldn't be left lying in or used to edge a vegetable bed or fruit cage, since preservative can leach out of cut ends into adjacent soil over time.
Keeping offcuts on a hard surface or sheeting rather than directly on a border during the works avoids this becoming an issue even temporarily while the job is ongoing.
Where a client specifically wants to reuse leftover timber for raised beds, it's worth flagging that treated fencing stock isn't the right material for that purpose regardless of how convenient the offcuts seem.
How ground type affects a repair
Clay ground that's shifted with the seasons is a common underlying cause of a post working loose even where storm damage gets the blame, so a repair on clay sometimes needs a deeper reset than the original installation used.
Where ground has settled unevenly across a run, we check whether that settlement is still ongoing before repairing, since fixing into ground that's still moving risks the same failure recurring.
Gravel-board clearance over uneven ground
A gravel board sitting flush with the soil on one section of a run can end up buried a couple of inches by the time the ground rises further along an uneven boundary, trapping moisture against timber that was specified to sit clear of the soil.
Stepping the board height slightly at each post, rather than running one continuous level line, keeps a consistent clearance above grade along the whole run.
Concrete gravel boards tolerate this ground contact better than timber ones, which is one reason they're specified as standard on plots with visibly uneven levels.
Estate management schemes and shared rules
Some developments, particularly newer estates, are subject to an estate management scheme or a management company with its own rules covering boundary treatments, materials and even colours.
These schemes usually run alongside normal planning law rather than instead of it, so a fence can need to satisfy both the council and the estate's own management company.
Annual estate charges often fund maintenance of shared boundary features, so it's worth checking what's already covered before commissioning separate work on a shared line.
Diagnosing sag, frame rack or post lean
A gate that no longer closes properly can be dropping at the hinge corner, racking as a whole rectangle out of square, or simply following a hinge post that's leaning in the ground — each has a different fix and they're easy to mix up from the ground.
We check the post for plumb first, then check the frame diagonals against each other, and only then look at the hinges themselves, since treating a leaning post as a hinge fault wastes a repair visit.
Overhanging branches and the right to prune
A landowner has the right to cut back branches or roots that cross the boundary from a neighbour's tree, up to the boundary line, without needing the tree owner's permission, but the cut material technically remains the tree owner's property and should be offered back.
That right doesn't extend to entering the neighbour's land to do the work without consent, and it's overridden where the tree is protected by a Tree Preservation Order or sits within a conservation area, in which case council notice is needed first.
Cutting back further than necessary to clear the boundary, or in a way that damages the tree's health, can itself expose the pruning party to a claim, so proportionate, boundary-line-only cutting is the safer approach.
Fences crossing a natural drainage swale in the garden
Some gardens have a shallow natural low line, or swale, that carries surface water across the plot during heavy rain even without any formal drainage installed, and a fence built straight across it without allowance for that flow effectively becomes a small dam.
Water backing up against a fence in these conditions accelerates rot at that specific point and, in significant storms, adds a load the fence wasn't designed to resist.
A gap under the gravel board or a permeable section at the exact point the swale crosses the boundary lets water pass through rather than building up against the structure.
Adverse possession and long-standing boundary drift
Where a fence has sat in the same slightly-wrong position for many years without objection, the land enclosed on the wrong side can sometimes be claimed through adverse possession, though registered land now has a stricter process than the old twelve-year rule for unregistered land.
A successful claim generally needs factual possession (using the land as an owner would, such as fencing it in and maintaining it) plus an intention to possess, sustained over the qualifying period, and the registered owner gets a chance to object once an application is made.
Replacing an old fence exactly on its existing (rather than legally correct) line can inadvertently continue a possession claim, so where a genuine discrepancy is known it's worth raising it with the neighbour rather than quietly perpetuating it.
Adverse possession and long-standing fence lines
Adverse possession is the legal principle by which someone can, in limited circumstances, gain rights over land they've occupied openly and continuously for a long period, even if it belongs on paper to someone else.
A fence that has sat in the same position for many years, accepted by both sides, can sometimes become evidence in this kind of claim, though the legal tests are specific and not automatically met just by time passing.
This is a specialist area of property law, so anyone facing a genuine dispute along these lines is better served by a solicitor than general guidance.
Straightening a leaning run
A run that's leaning uniformly along several bays usually points to a common cause — waterlogged ground, wind loading from one direction, or an original footing depth that was too shallow — rather than a fault with any single post.
Straightening involves resetting posts along the affected bays rather than pulling the fence back into line at the top, since forcing the panels straight without addressing the post bases just reintroduces the lean.
Properties with no registered title at all
A small proportion of properties in England and Wales, usually those that haven't changed hands or been mortgaged for a very long time, still aren't registered with HM Land Registry at all.
In these cases, boundary questions rely entirely on the original paper deeds held by the owner, which can be less detailed or harder to interpret than a modern registered title plan.
First registration can be triggered voluntarily or by certain transactions, and often brings helpful clarity to boundary questions that were previously only defined by older paper deeds.
Aligning capping rail over a stepped run
Capping rail fitted along the top of a level fence run is a straightforward continuous fix, but on a stepped run each panel sits at its own level, so the capping has to be cut and joined at each step rather than run through in one length.
A clean joint at the step usually means mitring or scarfing the capping ends rather than butting them square, since a square joint leaves an open gap where the two levels meet.
Where the steps are shallow, some fitters run the capping level in short horizontal sections with a visible small drop at each post, which is faster to fit but reads as more obviously stepped than a mitred joint.
Deck board gapping to allow seasonal movement
Timber deck boards expand slightly when they absorb moisture and contract as they dry, so boards laid without a small gap between them can cup, bow or push against each other as conditions change through the year.
The correct gap depends on the moisture content of the timber at the time of laying — kiln-dried boards laid tight in winter may need a slightly wider gap than the same boards laid already at a higher moisture content in summer.
Composite boards move with temperature rather than moisture and have their own manufacturer-specified gap and expansion allowance, particularly at butt joints and against fixed edging.
Level changes revealed during a repair
Taking down a damaged section sometimes reveals that the ground level has changed since the original fence went up — through landscaping, subsidence or built-up paths — which affects how the replacement section should be set.
Where a level change is found, it's addressed as part of the repair rather than reinstating the fence at the original, now-inaccurate, ground line.
Temporary hoarding during other building work
Where fencing or gate work runs alongside a wider building project — an extension, a loft conversion with scaffolding, or a full renovation — a temporary hoarding or site fence often needs to go up before the permanent boundary work can start.
Temporary fencing adjoining a public footpath or road has its own public safety considerations, including visibility for pedestrians and vehicles passing the site.
Sequencing matters here — installing the final boundary fence before other trades have finished moving materials through that access point often means damage that has to be repaired before the job can be signed off.
Digging a post hole beside a mature root plate
Close to a mature tree, the first spade or auger pass often meets structural roots rather than clear soil, and cutting a root over roughly 25mm diameter can affect the tree's stability as well as its health.
Hand-digging with a spade and fork lets roots be worked around and exposed gradually, which an auger or mechanical borer can't do since it cuts through whatever's in its path without warning.
Where a root genuinely blocks the only sensible post position, moving the post sideways along the line by a short distance is almost always preferable to severing a major root to keep to the original spacing.
Choosing between timber, concrete and steel posts
Timber posts are the cheapest and easiest to work with but are the first part of a fence to rot, particularly at ground level where they sit in permanently damp soil or concrete.
Concrete slotted posts cost more upfront and are harder to cut or adjust on site, but don't rot and hold panels rigidly without needing separate fixings, which suits a long, exposed or heavily-used run.
Steel posts, either box section or RSJ, are mostly reserved for commercial, security or very heavy-load applications where timber or concrete wouldn't cope with the weight or vandal-resistance required.
Leylandii hedges and root competition near posts
A mature leylandii hedge planted close to a boundary develops a dense, shallow root mat that competes directly with a post base for space and moisture, often making standard post-hole digging difficult without cutting through live roots.
Leylandii also draws a large amount of water from the surrounding soil in summer, which can locally dry and shrink clay soil right along the fence line even where the wider garden isn't especially exposed.
Where a hedge is being kept, offsetting posts slightly from the direct root zone, or hand-digging around larger roots rather than augering through them, extends post life without needing to remove established planting.
