Standing water at a post base is one of the fastest ways to undermine an otherwise sound fixing, whether that's a low spot that collects rainfall or a boundary that sits below the level of the garden either side.
Where drainage is poor we build in a fall away from the post or add a soakaway detail rather than setting concrete into water and hoping it clears.
Bin store gates and repeated daily wear
A gate fitted to a bin store gets opened and closed far more often than a garden gate used a few times a week, which accelerates hinge and latch wear well beyond what the timber or hardware size would normally suggest.
Specifying hardware rated for frequent use, rather than standard light-duty fittings, reduces how often these gates need attention once installed.
Bin store enclosure security detailing
A bin store enclosure needs a lockable gate wide enough for collection crews to manoeuvre bins, balanced against keeping the enclosure secure between collections so it isn't used as a step-up point over an adjoining fence.
Louvred or slatted screening around a bin store gives ventilation while still blocking a direct climb line, and the roof of the store itself is worth capping or sloping so it can't be stood on.
Perimeter security at a GP surgery or health centre
A GP surgery boundary balances public accessibility during opening hours against protecting drug storage, equipment and the building itself outside them, so a low decorative frontage often gives way to a more solid, higher fence around plant areas, bin stores and rear access at the same site.
Step-free, wide gate openings are needed anywhere patients using wheelchairs or mobility aids pass through the boundary, which can constrain gate hardware choices compared with a purely commercial yard.

Pressure treatment doesn't necessarily saturate a timber section all the way through, and the depth of genuine preservative penetration, sometimes called the treatment envelope, can be shallower in dense or resistant species than the treated colour suggests.
Cutting a treated post in half reveals this directly, often showing a pale, untreated core surrounded by a darker treated outer band a few millimetres to a couple of centimetres deep depending on species and process.
This is the practical reason cut ends need separate end-grain treatment, since a fresh cut through the envelope exposes untreated core timber that the original pressure treatment never reached.
Historic planning conditions overriding permitted development
Some properties, particularly newer housing developments, have a specific planning condition attached to their original permission that restricts boundary treatments beyond the normal permitted development rules.
These conditions remain in force indefinitely unless formally varied or removed, regardless of how long ago the development was built.
Checking the property's planning history on the council's online planning register is a quick way to spot this kind of condition before assuming standard permitted development rights apply.
Closing dampers to prevent slamming
A hydraulic or pneumatic closing damper fitted alongside a self-closing spring slows the last part of the gate's travel, preventing the slam that a spring alone produces and reducing wear on the frame, latch and keep.
Dampers are a common retrofit on gates that were fitted with a spring only, once the noise or repeated impact damage from slamming becomes a nuisance.
Obstruction offences under the Highways Act
The Highways Act 1980 makes it an offence to obstruct a public highway, including the footway, without lawful authority, which is the underlying reason fencing, skips or materials on a pavement need proper authorisation.
This applies regardless of whether the obstruction is temporary for a delivery or intended as a permanent boundary feature encroaching onto highway land.
Where any part of planned boundary work might extend onto or over a public footway or verge, checking with the highway authority first avoids a straightforward enforcement issue later.
Mesh tensioning on a chain-link or weld-mesh run
Mesh that's fitted slack sags between posts and can be pulled or climbed more easily, so a straining wire and turnbuckle at each end of a run tension the mesh evenly before it's clipped or tied to the line wires.
Re-tensioning is a routine maintenance task on an older mesh run, since posts settling slightly or ground movement over a season will slacken a mesh that was originally taut.
Shared driveways and where fencing can go
Semi-detached and some terraced properties sometimes share a driveway or side access under a right of way recorded in both sets of title deeds, which limits where a fence can be positioned along that strip.
Fencing off a shared driveway without checking the recorded rights can obstruct a neighbour's legitimate access, even if the land is technically owned by only one party.
Checking both properties' title documents for a recorded shared access right before proposing any fencing along a shared drive avoids this becoming a dispute later.
Handling older timber treated with preservatives no longer in use
Timber treated with older preservative formulations that have since been withdrawn or restricted can still be present in fences installed some years ago, and cutting or sanding that timber during a repair can release different residues than modern treated timber would.
Where a fence is old enough that its original treatment is uncertain, working with good ventilation, gloves and dust control, and disposing of offcuts as general waste rather than burning them, is the sensible default.
Concrete post reinforcement
Precast concrete fence posts are reinforced internally with steel rods or mesh running the post's length, which gives the otherwise brittle concrete the tensile strength to resist bending loads from wind pressure on the panels it holds.
The reinforcement needs adequate concrete cover on all sides to stop moisture reaching the steel and causing it to rust and expand, a process that can crack the post from the inside out over time, known as spalling.
A concrete post with reinforcement bar visible or rust-staining at the surface has usually already lost some of its cover and is worth replacing before the cracking spreads further along its length.
Board thickness and deflection
A thin board fixed across a wide unsupported span will visibly bow or deflect under its own weight or a light push long before it's anywhere near breaking, because deflection increases sharply as thickness decreases.
Doubling a board's thickness roughly increases its stiffness eightfold for the same span, which is why panel manufacturers specify a maximum bay width for a given board thickness rather than treating thickness as purely a durability choice.
On wider bays it's usually cheaper overall to add an intermediate rail or reduce the bay width than to over-specify board thickness across the whole run to compensate.
Conservation area consent for boundary works
Conservation area status doesn't ban fence or wall replacement outright, but it does mean the council can ask for materials and detailing that match the street's traditional character, and demolition of an existing wall over a certain height can itself need consent.
Removing or lowering a historic brick boundary wall is the case most likely to need permission, since unlike a simple fence swap it counts as demolition of a structure that contributes to the area's appearance.
The safest route on any period property is a short pre-application check with the conservation officer, since 'like for like' replacement is treated differently to a change of material or height.
Repairing a fence where only hand tools will fit
A narrow side passage or a fence set hard against a building can rule out power tools with any real footprint, meaning a repair has to be done with hand saws, hand augers and manual mixing rather than the equipment that would normally speed the job up.
This mainly affects timing rather than the quality of the repair itself, since the same joints and fixings can be achieved by hand, just more slowly than with powered equipment.
Delivery access and material drop-off
Fencing materials are heavy and awkward rather than especially bulky individually, but a full job's worth of posts, panels and gravel boards still needs a genuine drop-off point close to the work area rather than a kerbside stack carried the full plot length.
On restricted streets, agreeing a specific delivery slot with the supplier avoids a lorry blocking a road during school run or peak hours, which is often the point neighbours complain about a job rather than the noise of the work itself.
Where a driveway can take a small vehicle, checking headroom and turning space in advance saves a delivery being refused on the day and materials having to be hand-carried instead.
Prioritising gate spec over fence spec under a limited budget
Where a security budget doesn't stretch to upgrading an entire boundary at once, spending proportionally more on the gate and its ironmongery than on the fence panels themselves is usually the better trade-off, since a gate junction is statistically the more common point of forced entry than a length of intact fence.
A phased approach that fits a strong gate first and upgrades panel sections over following phases still leaves weaker fence runs as the interim weak point, so this trade-off is only sound as a first step, not a final specification.
Repairing fence sections undermined by fox or badger digging
A gap dug beneath a gravel board or the base of a panel is usually a fox rather than a badger unless it's part of a larger, more established sett system, and the repair approach differs depending on which is causing it.
Fox damage can usually be repaired by reinforcing the base with a buried mesh skirt or a deeper gravel board, but any active badger sett close to the boundary is legally protected and needs specialist advice before any digging near it as part of the repair.
Frost effects on curing concrete
Concrete that freezes before it has gained enough initial strength can suffer permanent damage — the water within it expands as ice, disrupting the matrix before it sets properly, leaving a weaker base than the mix should give.
Fast-setting post-fix concretes generate some heat as they cure and are more frost-tolerant than a standard wet mix, which is one reason they're the practical choice for winter installations.
Where a hard frost is forecast within the first 24 hours of a pour, delaying the job or insulating the base overnight is usually cheaper than replacing a post that's failed at the concrete collar the following year.
Leylandii hedges and root competition near posts
A mature leylandii hedge planted close to a boundary develops a dense, shallow root mat that competes directly with a post base for space and moisture, often making standard post-hole digging difficult without cutting through live roots.
Leylandii also draws a large amount of water from the surrounding soil in summer, which can locally dry and shrink clay soil right along the fence line even where the wider garden isn't especially exposed.
Where a hedge is being kept, offsetting posts slightly from the direct root zone, or hand-digging around larger roots rather than augering through them, extends post life without needing to remove established planting.
Why frost affects the timing of a post repair
Concrete poured around a post footing in freezing conditions can suffer frost damage before it's cured enough to resist it, leaving a weaker footing than the same mix poured in mild weather, so hard frosts are a reason to delay rather than push a repair through.
Ground that's frozen solid is also harder to dig cleanly, and posts reset into ground that later thaws unevenly can move again within the same season, so timing a repair around a settled mild spell reduces the risk of redoing it.
