Most repairs we're called out for could have been caught earlier with a simple seasonal check — a post that's started to lean, a gravel board showing early rot, or a hinge that's begun to sag are all cheaper to address before they fail outright.
We'll flag anything else on the boundary that looks like it's heading the same way while we're on site for an unrelated repair.
HMOs and student lets
Houses in multiple occupation see heavier day-to-day wear on boundary fencing than a single-family home — more bikes, more bins, more casual leaning and climbing — and a spec that assumes normal domestic use often underperforms within a couple of years.
Licensing conditions for larger HMOs sometimes specify secure cycle storage or bin enclosures behind a lockable gate, which needs building into the boundary design rather than treated as an afterthought.
Because tenancies turn over regularly, it also helps to agree access arrangements with the managing agent rather than relying on whichever tenant happens to be in at the time of the survey.
Lap panels versus closeboard durability
Overlap (lap) panels are factory-assembled from thin horizontal slats stapled to a light timber frame, which makes them cheap and quick to fit but noticeably shorter-lived than boarded fencing.
The thin slats and lightweight frame flex in wind and the staples pull through over a handful of seasons, especially on an exposed run, whereas closeboard's thicker feather-edge boards and nailed arris rails tolerate the same movement without failing.
Lap panels suit a budget-driven job with modest exposure; anywhere wind-loaded or expected to last well past a decade is better specified as closeboard from the outset.
Boundary questions following inheritance or probate
Properties passing through inheritance sometimes bring boundary questions to light for the first time, particularly where an elderly relative had an informal understanding with neighbours that was never documented.
Executors and new owners are generally well advised to check the title plan and deeds carefully during this process rather than simply continuing an inherited informal arrangement without confirming it.
Where a boundary genuinely wasn't clear to the previous owner, this is a reasonable moment to check with the neighbour and consider formalising a written agreement.
Allotment and paddock ground
Allotment and paddock boundaries are often on ground that's been cultivated, grazed or left rough for decades, with a topsoil layer that's deeper and looser than a typical garden lawn but can also conceal old cultivation debris, buried irrigation pipe or fencing stobs from previous boundaries.
Paddock ground grazed by livestock compacts unevenly, with poached, churned patches near gateways sitting very differently underfoot from the firmer ground a few metres away.
Post specifications on this kind of ground usually need to account for stock leaning or rubbing on the fence line, which is a different load case from a garden boundary that just needs to withstand weather and general wear.
Discontinued panel styles
Panel fencing ranges get discontinued or reformulated by manufacturers more often than solid boarded fencing components, since panels are a proprietary product rather than built from generic stock timber sizes.
A ten- or fifteen-year-old panel range is often simply no longer made, which means a single damaged panel in an otherwise sound run may need the whole run replaced, or a mismatched panel accepted as a compromise.
Closeboard and picket fencing, built from standard boards, rails and posts rather than a proprietary panel, are generally easier to repair piecemeal decades later precisely because the components aren't tied to one manufacturer's product cycle.
Protecting a shared alley during material delivery
A shared rear alley used by several households for bin access can't be blocked completely for a full day without agreement, so materials are often moved through in stages between other residents' access needs rather than left stacked across the full width.
Trailing cables, tools and offcuts left in a shared passage are a trip hazard for neighbours as well as the crew, so keeping the alley clear at the end of each working day matters even if the job isn't finished.
Any damage to the alley surface itself — cracked paving, a scraped wall corner from a wide panel — is worth flagging to the client immediately, since a shared area often has joint liability that's harder to unpick after the event.
Routing deck lighting cable away from standing water
Low-voltage deck lighting cable run beneath boards needs to be kept clear of any point where water is likely to pool, since even low-voltage cable connectors degrade faster in permanently wet conditions than in the intermittent dampness the rest of the substructure sees.
Routing cable along the higher side of a deck's fall, rather than through the lowest point where water naturally collects, is a simple planning step that extends the life of an otherwise reliable lighting installation.
Any cable joints beneath a deck should use fully waterproof-rated connectors rather than standard household connectors, given the substructure environment is functionally outdoors and damp regardless of overall deck condition.

Some estates carry covenants limiting side or rear boundary fence height below the normal 2m permitted development figure, often to preserve sightlines or a particular street character.
These restrictions are private and enforced separately from planning law, meaning a fence could comply fully with planning rules and still breach the estate's covenant.
It's worth checking the title register for this kind of restriction on any estate where neighbouring gardens seem to share an unusually consistent boundary height.
Working over septic or drainage runs
Properties without mains drainage, more common on the rural fringes of Hertfordshire, often have a septic tank or soakaway drainage field with pipework running across the garden that a fence line can unknowingly cross.
A collapsed or compressed drainage pipe under a post base is a common cause of a fence settling unevenly a season or two after installation.
Where a septic system's layout isn't documented, a damp or lush strip of grass running away from the tank is often the visible sign of a soakaway field that needs avoiding when setting posts.
Wildlife gaps for hedgehog movement
A small gap of around 130mm square cut into the base of a solid fence panel, sometimes called a hedgehog highway, lets hedgehogs move between connected gardens without needing to dig under or go around a continuous boundary.
This is increasingly requested by clients aware of declining hedgehog populations and is straightforward to incorporate into a new close-boarded panel, ideally agreed with the neighbouring property so the gaps line up on both sides of the boundary.
The gap doesn't compromise the fence's structural performance if it's cut cleanly within a single board rather than across a post or rail.
Fastener embedment depth in timber
A fixing's holding strength in timber depends heavily on how far its threaded or ring-shanked section penetrates into the receiving timber, not just its total length, since a screw mostly passing through a thin outer board contributes little grip in that board alone.
General guidance for screwed timber connections aims for at least the full thread length engaged in the receiving member, which for a typical fencing fixing means selecting screw length based on both boards' combined thickness rather than the visible board alone.
Under-length fixings that barely reach the receiving timber are a common, easily overlooked cause of boards or rails working loose within a season, particularly where a shorter screw was substituted for convenience during fitting.
Chalk ground in south Hertfordshire
South Hertfordshire sits over Chiltern chalk in places, ground that's generally stable and free-draining but can be extremely hard and slow to auger once you're through a thin topsoil layer.
Chalk doesn't shrink and swell the way clay does, so posts set in it are less prone to seasonal loosening, though a shattered or fractured chalk band can still leave voids that need packing rather than assuming solid bearing.
Where chalk is close to the surface, hand tools or a breaker attachment are sometimes quicker than persisting with a standard auger.
Repair-versus-replace where a run mixes several different panel types
A boundary added to or repaired piecemeal over many years sometimes ends up with two or three different panel styles along its length, which makes a small further repair harder to match convincingly to any one of them.
In that situation it's worth discussing with the client whether continuing to patch in whichever style is easiest to source is acceptable, or whether it's the point to standardise the whole run to a single style during a larger repair.
