Lifetime comparison of hedging and fencing as a boundary
A well-established hedge can outlast several generations of timber fencing with no post replacement or re-treatment cycle, but it needs regular cutting to stay within bounds and takes several years to reach an effective screening height from new planting.
A fence gives an immediate, defined boundary and predictable height but carries an ongoing maintenance and eventual replacement cost that a mature hedge doesn't.
Many gardens end up with a mixed solution — a fence for the immediate boundary definition with hedging planted alongside it to soften the appearance and eventually take over some of the screening role.
Boundary questions in conveyancing enquiries
When a property is sold, standard conveyancing enquiries (the TA6 form) ask the seller to confirm boundary ownership and disclose any known disputes, including informal agreements about fence lines that were never registered.
An unrecorded verbal agreement about who maintains which boundary can cause problems at sale stage if it isn't consistent with the T-marks or general boundary on the title plan, since the buyer's solicitor will flag the discrepancy.
Keeping a simple written note or email trail of any boundary agreement reached with a neighbour, even an informal one, makes a later sale considerably smoother than relying on memory years afterwards.
Concrete post reinforcement
Precast concrete fence posts are reinforced internally with steel rods or mesh running the post's length, which gives the otherwise brittle concrete the tensile strength to resist bending loads from wind pressure on the panels it holds.
The reinforcement needs adequate concrete cover on all sides to stop moisture reaching the steel and causing it to rust and expand, a process that can crack the post from the inside out over time, known as spalling.
A concrete post with reinforcement bar visible or rust-staining at the surface has usually already lost some of its cover and is worth replacing before the cracking spreads further along its length.
Landlord void period turnarounds
A rented property between tenancies is often the only window a landlord has to get fencing repaired without disrupting an occupied garden, and void periods are typically measured in days rather than weeks.
Fast turnaround work in a void needs the survey, quote and material order compressed into that period, which means a landlord instructing work should flag the void dates as early as possible rather than after keys have already changed hands.
It's also the point at which deferred repairs flagged in a previous check-out report tend to get actioned, so it's worth reviewing that report against the fence line before starting rather than duplicating what's already been noted.
Weld mesh panel bracket fixings
Rigid mesh panel systems are typically clamped to posts using bolt-through brackets rather than welded directly on site, allowing individual panels to be removed and replaced without disturbing the whole run.
The bracket material and coating need to match, or be galvanically compatible with, both the panel mesh and the post to avoid the same dissimilar-metal corrosion issue seen elsewhere in mixed-material fencing systems.
Bracket bolts torqued too tightly against a coated panel edge can crack a powder-coated finish at the clamp point, giving corrosion an entry point at exactly the spot under the most mechanical stress.
Building decking over an existing patio or hardstanding
Decking built directly over a sound existing patio saves the cost and disruption of breaking out the old surface, provided the substructure can be securely fixed to it and a fall is built in for drainage rather than trapping water underneath.
A patio with a slope toward the house, rather than away from it, needs correcting in the decking substructure rather than simply built over as-is, since a deck can't fix a drainage problem it's built directly on top of.
Ventilation gaps around the edge of a deck built over solid paving matter just as much as one built over soil, since trapped moisture and poor airflow cause the same rot risk to the substructure timber either way.
The 2m permitted development height limit
Under permitted development rights, a new or replacement fence, wall or gate can generally reach up to 2 metres in height without planning permission, away from a road used by vehicles.
That height is measured from the natural ground level on the lower side where there's a change in level, which can make a fence look and function as taller than 2m when viewed from the raised side.
These are general rights and can be restricted or removed on individual properties, so checking with the local planning authority before installing anything close to the limit is sensible.
Capping profile and how it sheds versus holds water
A flat-topped capping board holds a thin film of water after rain for longer than a capping profile with a rounded or angled top designed specifically to shed water to one side.
This difference seems minor but compounds over years, since the flat profile spends far more cumulative hours saturated, accelerating both rot and the lichen and algae growth that thrive on damp horizontal surfaces.
Choosing a weathered or torus capping profile over a plain flat board is a small upfront cost that measurably extends the component's realistic service life.
Waney-edge boards
Waney-edge boards, sometimes called weatherboard, retain the natural, uneven outer edge of the log they were cut from, including some bark-line curvature, rather than being sawn to a straight parallel edge.
They're generally cheaper than feather-edge because more of the log's cross-section can be used, but the irregular edge means overlaps vary along the length of each board and can't be set as precisely.
The rustic appearance is often the main reason they're chosen over feather-edge, particularly for informal or rural boundary fencing where a uniform finish isn't the priority.
Setting out a straight run with string lines
A straight fence line starts with two fixed end points and a string line pulled taut between them, usually run just above where the posts will sit rather than at ground level where it snags on grass or debris.
On a long run the string sags under its own weight, so an intermediate profile or peg is needed every few bays to keep the sight line true rather than trusting a single span.
Any post that's set even 10-15mm off that line becomes visible once panels go in, because the eye picks up a wander in a boundary far more readily than a small step in level.
Prevailing wind direction and driven rain exposure
In much of southern England the prevailing wind and driven rain come predominantly from the south-west, so a south-west-facing fence face typically weathers, silvers and needs re-coating faster than the opposite face of the same run.
This uneven exposure is worth explaining to clients who are puzzled that one side of a boundary looks noticeably more weathered than the other despite being installed on the same day from the same materials.
Where a client wants a more even appearance over time, orienting board overlap so the leading edge faces the prevailing weather sheds rain more effectively than the reverse arrangement.
Offsetting the string line to protect it during digging
A string line pulled exactly along the intended post centre line gets in the way of digging and is easily knocked or buried in spoil, so many installers set it slightly to one side and measure across to it rather than digging directly beneath it.
A fixed offset distance, checked and noted once at the start, lets every post position be measured consistently from the same reference without needing the string itself to survive undisturbed through a full day of digging.
Re-checking the offset periodically through the day catches the line if it's been nudged, since a small unnoticed shift partway through a run throws every subsequent post slightly off true.
The difference between an informal and a legal boundary
The 'legal' boundary is whatever the title deeds and any supporting documents actually define, whereas the 'physical' or informal boundary is simply where a fence, hedge or wall happens to stand today.
Over years of incremental replacement, these two things can drift apart without anyone intending it, particularly where each new fence has been built slightly inside the previous one's line for convenience.
Where a discrepancy is suspected, this is worth raising as a documents question rather than assuming the current physical fence line is automatically correct.
Outbuildings casting permanent shade onto a fence run
A shed, greenhouse or garage built close to a boundary casts a fixed shadow over part of the adjoining fence run for some or all of the day, creating the same slower-drying conditions as a north-facing aspect regardless of the fence's actual orientation.
This localised shading is easy to overlook when assessing a whole boundary's exposure, since the rest of the run a few metres away may be in full sun.
It's worth treating the shaded section as its own microclimate for treatment and inspection purposes rather than assuming uniform conditions along the full length.
