A bolt-down or drive-in post anchor holds a timber post entirely above ground level, isolating the post's end grain from the direct soil and moisture contact it would face if simply set into a concreted hole.
Because the post itself never touches the ground, anchor-mounted posts largely avoid the ground-line rot that's the single most common failure point for concreted posts, though the anchor and its fixings become the new focus for corrosion.
Anchors do transfer more concentrated leverage into a smaller fixing area at the base than a post set deep in concrete, so they generally need a correspondingly larger or deeper concrete footing beneath them for the same wind load.

Where a low front boundary already exists specifically to preserve sightlines onto the new parking, replacing it with a taller or solid fence can undo the safety benefit the dropped kerb approval was granted on.

Building decking over an existing patio or hardstanding
Decking built directly over a sound existing patio saves the cost and disruption of breaking out the old surface, provided the substructure can be securely fixed to it and a fall is built in for drainage rather than trapping water underneath.
A patio with a slope toward the house, rather than away from it, needs correcting in the decking substructure rather than simply built over as-is, since a deck can't fix a drainage problem it's built directly on top of.
Ventilation gaps around the edge of a deck built over solid paving matter just as much as one built over soil, since trapped moisture and poor airflow cause the same rot risk to the substructure timber either way.

These standards aren't legally mandatory on a private domestic job in the way building regulations are, but they're the reference point used in commercial specifications, school and public sector tenders, and by insurers assessing whether a boundary structure was reasonably built.
Where a job is speculatively described as 'to British Standard', it's worth confirming which specific part of BS 1722 is meant, since the standard covers a wide family of very different fence types.
Repairing a fence smothered by a neighbour's overgrown vegetation
Ivy, brambles or an overgrown hedge growing through and over a fence from next door often has to be cut back before the extent of the damage underneath can even be assessed properly, and that cutting back needs the neighbour's agreement if the growth originates on their side.
Vegetation left growing through a repaired section will usually cause the same damage again, so flagging this to the client as an ongoing issue rather than just repairing around it is worth doing.
A physical boundary survey versus the title plan

A permeable membrane laid over the ground beneath a low-level deck suppresses weed growth and reduces the amount of moisture rising from bare soil into the enclosed void under the boards.
It needs to be permeable rather than a solid impermeable sheet, since trapping ground moisture entirely beneath an impermeable membrane can create a worse damp environment than leaving the soil exposed to some airflow.
Combined with adequate ventilation gaps at the deck's edges, a permeable membrane is a low-cost addition that measurably reduces the humidity the joists sit in throughout the year.
Frost effects on curing concrete
Concrete that freezes before it has gained enough initial strength can suffer permanent damage — the water within it expands as ice, disrupting the matrix before it sets properly, leaving a weaker base than the mix should give.

Obstruction offences under the Highways Act
The Highways Act 1980 makes it an offence to obstruct a public highway, including the footway, without lawful authority, which is the underlying reason fencing, skips or materials on a pavement need proper authorisation.
This applies regardless of whether the obstruction is temporary for a delivery or intended as a permanent boundary feature encroaching onto highway land.
Where any part of planned boundary work might extend onto or over a public footway or verge, checking with the highway authority first avoids a straightforward enforcement issue later.
