Fast-setting post mix performance in cold, exposed conditions
Fast-setting post-fix concrete generates heat as it cures, which normally helps it set reliably even in cool weather, but on a genuinely exposed and cold site that heat can be carried away faster than it's generated, slowing or compromising the cure.
In these conditions a longer undisturbed curing period, or a mix formulated for cold-weather use, gives a more reliable result than assuming a fast-set product will behave the same as it would in a sheltered garden.
Posts loaded too soon after pouring on an exposed site — by wind rather than by the installer — are a genuine risk that doesn't apply in the same way to a sheltered, still garden.
Ring-shank versus smooth nails
Ring-shank nails have a series of raised rings machined into the shank, which bite into surrounding timber fibres as they're driven and resist being pulled back out far more effectively than a plain smooth shank.
That extra grip matters on fencing components subject to repeated movement from wind load, such as feather-edge boards on rails, where smooth nails can gradually work loose over several seasons of flexing.
The trade-off is that ring-shank nails are harder to remove cleanly for repairs, often splitting the timber around them rather than sliding out, whereas smooth nails can usually be levered free without damaging the board.
Creosote and its substitutes
Traditional creosote, a tar-oil wood preservative, gives strong protection against rot and insects but is now restricted to professional and agricultural use in the UK following changes in chemical regulation, and isn't available for general retail sale.
Modern water-based and oil-based substitute preservatives aim to replicate creosote's protective performance without the same handling and environmental restrictions, though some traditionalists consider the older tar-oil formulations more effective on long-term exposed structural timber.
Fencing sold as 'creosoted' to the public today is typically treated with one of these substitute formulations rather than genuine creosote, since supply of the original product to non-professional users has been curtailed.
Treatment standards and use classes for timber
British and European standards define timber 'use classes' according to exposure — Use Class 4 covers timber in ground contact, such as fence posts, and requires a deeper level of preservative treatment than Use Class 3 cladding or rails that are exposed to weather but not buried.
Specifying Use Class 3 timber for a post that goes into the ground is one of the most common causes of early rot failure, since the treatment simply isn't rated for sustained soil contact and moisture.
A reputable timber merchant should be able to confirm the use class and treatment certificate for structural components, and it's worth asking for it explicitly rather than assuming 'tanalised' automatically means suitable for ground contact.
Gravel boards and dig-under prevention
A gravel board closes the gap between ground and fence face that would otherwise let someone lift the bottom of a panel or dig a shallow scrape underneath on soft ground.
On a security-rated run, a concrete gravel board set into the ground line resists both rot and digging better than a timber board sitting on the surface, and it's the standard choice where dig-under is a realistic risk.
Cat-proofing with angled overhangs
Cats are agile climbers rather than diggers, so containment relies on preventing a solid grip at the top of the fence rather than closing ground-level gaps, typically with an angled overhang or rotating roller bar fitted along the top.
These systems work by tipping the cat back into the garden as it reaches the top rather than physically blocking the climb, and need a consistent, unbroken run along the full boundary to be effective, since a single untreated gate or low section undoes the rest.
Overhang brackets add a small amount of extra load and a slight increase in overall height, both of which are worth checking against permitted development limits before fitting.
Checking mesh tension across seasonal temperature changes
Steel mesh infill expands and contracts slightly with temperature across the year, and a mesh tensioned tight in cold winter conditions can develop a visible sag by the height of summer if the original tensioning didn't allow for that movement.
A seasonal tension check, particularly after the first full year following installation, catches this early and allows a simple re-tensioning before a sagging mesh starts to create a usable foothold or gap at the base.
Defensive planting alongside a security fence
Dense, thorny planting such as hawthorn or berberis along the inside or outside of a lower fence adds a deterrent layer without extra height, and is sometimes used where planning limits the fence itself.
Planting needs a maintained gap from the fence line so roots don't undermine posts and growth doesn't hide someone approaching the boundary — the deterrent only works if it's kept low enough to see over and dense enough not to push through.
Setting posts in clay
London clay and the heavier Hertfordshire boulder clays shrink and swell noticeably between a dry summer and a wet winter, which is exactly the movement that works a badly-set post loose over a few seasons.
The fix is depth and drainage rather than just more concrete: posts need to go below the zone that dries out and cracks seasonally, typically deeper than the standard 600mm used on free-draining ground, with a stone or gravel key at the base so water isn't trapped against the timber.
Postcrete alone on shallow clay bases is one of the most common reasons we're called out to replace a fence that's only a few years old.
Reading a title plan's boundary responsibility marks
Land Registry title plans sometimes show a T-mark against a boundary line, indicating which owner is responsible for maintaining that section — though many properties, especially older ones, have no such marks and the deeds are simply silent.
Where marks exist they're a strong steer but not always conclusive, and where they're absent, ownership defaults to being agreed between neighbours or, in a genuine dispute, determined by a boundary surveyor.
Getting a copy of the title plan before quoting a replacement fence is a five-minute step that avoids rebuilding a boundary neither party is formally responsible for.
Standard fence panel heights and why they matter
Fence panels are typically supplied in fixed height increments — commonly around 0.9m, 1.2m, 1.5m and 1.8m — which is worth knowing when planning a boundary near the 2m permitted development limit, since a gravel board on top of a full-height panel can tip a run over that limit without anyone intending it to.
Odd plot heights, sloping ground or a specific privacy requirement sometimes mean a bespoke panel height is the only way to get an exact fit, which costs more than off-the-shelf stock but avoids an awkward final course.
It's worth measuring the total height including any gravel board and capping before ordering, rather than just the panel itself, to avoid a nasty surprise at the planning-limit boundary.
Digging in waterlogged winter ground
A post hole dug in saturated winter ground can collapse in on itself before concrete goes in, particularly in sandy or silty soils that don't hold a vertical face when wet.
Digging a slightly wider hole and using a temporary former — a section of pipe or shuttering — to hold the sides while concrete is placed can rescue a hole that would otherwise keep sloughing back in.
Where conditions are bad enough that holes won't stay open at all, it's often more efficient to wait for a drier spell than to keep re-digging the same collapsing hole through a single working day.
Resolving height and style disputes with a neighbour
Disagreements over a shared fence usually come down to height, style or who's responsible for a section, and most are resolved fastest with a plain conversation and a written note of what's agreed before work starts.
Where a genuine dispute over the boundary line itself exists, the Land Registry title plan (not the fence's current position) is the reference point, and a RICS-qualified boundary surveyor can produce a determined line if the deeds are ambiguous.
We'd always rather delay a start date by a week to get sign-off from both sides than build a fence that has to be moved once a dispute surfaces.
North-facing boundaries and slower drying
A north-facing boundary receives little or no direct sun through autumn and winter, so rainfall sits on the timber and in the surrounding ground noticeably longer than on a south-facing equivalent.
This affects concrete curing time as well as timber drying — a post base poured on a north-facing run in cold weather takes longer to reach working strength and shouldn't be loaded or backfilled early just because a south-facing base nearby has already set.
Over the life of the fence, the practical effect is usually a shorter repaint or restain interval on the shaded side than the rest of the same boundary.
CDM regulations on domestic and commercial jobs
The Construction (Design and Management) Regulations 2015 apply to domestic projects as well as commercial ones, though on a domestic job the homeowner's CDM duties normally pass automatically to the contractor or principal contractor rather than sitting with the client directly.
On a commercial or public sector site, or a domestic job involving more than one contractor, formal duty-holder roles (principal designer, principal contractor) need to be identified and a construction phase plan put in place before work starts.
Even a straightforward domestic fencing job benefits from basic CDM thinking — safe access, checking for overhead cables or buried services, and clear site boundaries during the works — regardless of whether the formal paperwork threshold is met.
Re-plumbing posts after ground movement
Seasonal clay movement can tilt a post a few degrees without breaking the footing outright, and re-plumbing involves breaking out enough of the old concrete to reset the post vertical rather than packing the gap and leaving the tilt.
Where movement is ongoing rather than a one-off event, re-plumbing without addressing drainage or ground preparation risks the same tilt recurring within a season or two.
Ivy and climber damage to fencing
Ivy and other vigorous climbers work their tendrils into joints and between boards, prising fixings apart gradually and trapping moisture against the timber underneath the growth.
Removing the growth as part of a repair often reveals damage that was hidden by the foliage, so the full extent of the repair sometimes isn't clear until the climber has been cut back.
End-grain sealing on cut timber
Any cut made on site — trimming a post to length or cutting a rail to fit — exposes end grain that draws in moisture far faster than the treated face of the timber, making it a common starting point for rot if left unsealed.
Sealing cut ends with an end-grain preservative at the time of cutting, not afterward, closes off that entry point before the timber is fixed in place.
Metal panel systems as an alternative on very exposed sites
On sites where timber panel failure from wind loading is a recurring problem despite heavier posts and shorter bays, a powder-coated steel or aluminium panel system offers a genuinely different approach, since the material doesn't flex, crack or delaminate the way a timber panel eventually does under repeated wind load.
These systems cost more than timber upfront and have a different aesthetic that not every client wants, but on a genuinely difficult exposed boundary they remove the recurring panel-replacement cycle entirely.
It's worth presenting as an option specifically where a client has already replaced timber panels on the same exposed run more than once, rather than as a default first suggestion.
Flats and maisonettes with communal gardens
Where a garden is communal to several flats, no single leaseholder normally has authority to alter the boundary fence unilaterally — that decision usually sits with the freeholder or a resident's management company under the lease.
Ground-floor maisonettes with an exclusive-use garden are a common exception, but the lease still often restricts fence height or style to protect the amenity of upper flats overlooking the space.
Any quote for work in a communal garden should confirm who is legally instructing the job and paying for it before work starts, since informal agreement from one resident isn't the same as management company sign-off.
Patching a section of mesh that has been cut or torn
A cut or torn section of chain-link or welded mesh is normally patched by weaving or wiring in a new panel of matching mesh gauge rather than trying to splice the damaged wires back together.
Matching wire gauge and mesh aperture matters for security fencing, since a patch in a coarser gauge than the surrounding mesh is both visibly obvious and a weaker point than the rest of the run.
Realistic maintenance intervals
Pressure-treated softwood fencing generally wants a re-application of preservative or stain every two to three years to keep the surface protected, more often on a south-facing run that gets constant UV exposure.
Gate hinges and latches are worth checking annually for movement or corrosion, since a small adjustment caught early avoids the gate racking out of square and needing a rebuild.
Decking boards benefit from a yearly clean to clear leaf litter and algae from the gaps, which is what actually causes most of the slipperiness people blame on the timber itself.
